How long has your home been sitting on the market? Today, I want to give you an overview of Albuquerque’s housing market and what we've been seeing in the surrounding areas.
Since June 2024, the average number of days on the market has slightly increased. Our inventory remains relatively low, but we're starting to see those numbers rise. However, closed sales are slightly lower compared to last year. In June 2024, 760 homes closed, compared to 890 homes last year. If your home is sitting on the market longer than expected, here are three strategies to consider:
1. Re-evaluate your home price. Work with your realtor to reassess comparable sales in the area. Make sure that your home is priced according to where the market is, or even slightly below market value.
2. Improve your home’s condition. See whether there’s anything you can do to improve your home’s condition and consider making repairs or upgrades that could make it more appealing to buyers.

3. Strong marketing strategy. Collaborate with your realtor to aggressively market your property across all social media platforms. You can also search and use title company databases to reach a wider audience.
